Oct 09: India’s residential real estate market recorded approximately 1,00,200 housing unit sales in Q3 2026, marking a 10% quarter-on-quarter and 3% year-on-year increase. The total sales value reached ₹1.55 lakh crore, with all seven cities registering sequential growth. The improvement was supported by end-user buyers returning to complete purchases that had been deferred in Q2 2026.

Pan India Residential Market Viewpoints Q3 2026

New residential launches increased 18% YoY to approximately 1,14,300 units during the quarter. The launch mix also broadened towards more affordable housing, with properties priced below ₹40 lakh accounting for 14% of new launches, more than double their previous share. Meanwhile, the share of launches priced above ₹2.5 crore declined to 14%, compared with 22% earlier.

Residential property prices remained firm at ₹9,714 per square foot, reflecting a 7% YoY and 1% QoQ increase. However, available inventory continued to rise, increasing 12% YoY to approximately 6,30,600 units. The overall inventory overhang remained steady at 19 months, indicating that the time required to absorb available housing stock was unchanged. Hyderabad stood out with an inventory overhang of 28 months.

The Q3 2026 market performance reflects continued residential sales growth across major cities, increased new supply and a broader range of launch price points. While property prices remained stable to firm, the rise in available inventory highlights the importance of monitoring supply absorption across markets.
